We are super excited that you're considering The Ashley at Bluffview for your new apartment home! Please refer to the Resident Qualifying Criteria below, if you would like to continue to apply for residency at our community:
- Each applicant 18 years or older must complete a separate lease application. There is a $75 Application Fee per applicant, and a $150 Admin Fee per unit due at the time of application. (Application and Admin Fees are Non-Refundable)
- Each applicant must provide either a Valid Government Issued ID, Permanent Resident Card, Student or Work Visa, and allow it to be copied for record keeping.
- Income and Employment must be verifiable taxable income. The total monthly income must be two and a half times the monthly rent. (2 1/2 times the monthly rent of all applicants’ combined income)
- The current occupancy standard is 2 people per bedroom, and anyone under the age of 24 months will not be considered as an occupant but must be listed on the lease contract as an occupant after exceeding 24 months of age. Anyone between 24 months and 17 years of age must be listed as an occupant.
- If one applicant is denied for any reason(s) listed below all applicants will be denied. Applicant(s) may be denied occupancy for the following reasons but not limited to:
- Providing fraudulent documentation
- Incomplete application or falsification of lease application
- Insufficient income (total of all applicants)
- Criminal conviction history of violent, drug related, sexual crime.
- Felonies of theft, drug use or violent crimes committed by applicant(s). Other felonies are to be reviewed on case-by-case basis.
- Poor credit history for any applicant (Credit reports are obtained, Previous bankruptcy may require an administrative fee and/or additional deposit/and or be denied).
- Poor rental profile of any applicant (rental history reports obtained). Rental history of: Non-Payment or frequent late payment of rent (may require additional deposit/and or be denied)
- No Evictions less than 3-year-old. Must have verifiable rental history
- Drug use
- Poor Housekeeping
- Poor supervision of occupants
- Unruly or destructive behavior by applicants, occupants and guests
- Violence to persons or property by applicant, occupants & guest
- Lease violations from previous residency
- Aggressive, disrespectful, rude or violent behavior towards leasing, maintenance staff, residents or guests.
